Reporting to the Senior Vice President - Asset Management, the Director - Asset Management will ensure that communication between investors, owners, and operators is robust and effective. The cultivation of strong capital and operating partnerships is a core focus of Brighton Asset Management/Revera Inc, ensuring that each party effectively balances fiduciary and reputational responsibilities of all stakeholders. This role will ensure optimization of the operator and portfolio with a focus on coordinated information flows to and from operating managers on existing assets and operator driven developments. The effective and proactive performance management of investments will result in the safeguarding and promotion of the companies reputation in the capital markets as an industry leading operator, asset manager, and capital partner.
Key Outcomes:
- Maintain reputation as an industry leading asset manager, capital partner, and operator through effective owner relations, operating partner management and customer service;
- Coordinate communications between operating managers and owners to ensure a consistent message and brand identity while ensuring internal understanding of partner messaging and owner experiences;
- Provide effective Operator oversight and relationship management from inception through revenue generation to ensure target timelines, budgets, approval deadlines, and information requests are met;
- Effective management of Operators/platforms to ensure balance between fiduciary responsibility and brand reputation and innovation;
- Open sharing of best practices amongst all operator platforms; and
- Industry leading performance metrics through proactive investment monitoring.
Key Responsibilities:
Operator Management:
- Review and understand qualitative and quantitative market research and analysis to understand Operator value proposition: target resident profile, market dynamics, and competing products to inform product offering, pricing and demand;
- Manage communications including capital management, budget and results updates;
- Be responsible for Brighton knowledge base of Operator and evaluating operating performance relative to peers, management fee structures, and development performance; evaluation should lead to an active decision to keep management with the Operator;
- Evaluate the Operator from an ownership perspective and provide feedback on potential improvements;
- Effectively leverage Operator knowledge base on operations (technology, best practices, etc.) to form best practices for the portfolio;
- Oversee timely and comprehensive communication for investment opportunities from Operator;
- Evaluate and underwrite Operator led development projects (understanding the investment, market, capabilities), oversee approval processes;
- Create (with Investment Management Pool resources), understand, and be able to modify models pertaining to pricing, product mix, gross developable areas, etc. Understand, interpret business results, and apply judgement to model assumptions and outputs;
- Understand Operator management contracts and track dynamics with owners;
- Drive agendas and minutes for internal and Operator meetings to track relationship as well as on-going responsibilities and deadlines; Manage timelines to approval processes and coordinate timely responses; and
- Prepare reports and presentations for stakeholders including Board and Quality Committee.
Investment Management:
- Coach and mentor Investment analysts to understand the current portfolio in depth with an ability to speak to the entire P&L including submarket environments, operating challenges, marketing and sales strategies, capital programs, competencies and challenges, etc.;
- Oversee timely and comprehensive communication for investment opportunities (both acquisitions and developments) from Operator; accountable for and provide updates on project budgets and schedules. Understand, interpret business results, and apply judgement to model assumptions and outputs;
- Continuously evaluate the Buy/Hold/Sell analysis of the portfolio with Investment Management Pool support;
- Attend and report on regular updates on an at least bi-annual “investor meetings/tours”; and
- Support the annual appraisal process for Operator portfolio/ coordinate with internal and external parties.
Owner Management:
- Manage capital investment and operating communications including asset management, budget and results updates; manage timelines to approval processes and coordinate timely responses; understand the Owner’s viewpoint and needs, and seek to gain alignment and buy-in on go forward plans that work for both parties;
- Oversee timely and comprehensive communication for Operator-led investment opportunities to Owner; effectively coordinate between Development and Acquisition teams for information flow with Owner;
- Drive agendas and minutes for internal and Owner meetings to track relationship as well as on-going responsibilities and deadlines;
- Work with the SVP - Asset Management to effectively leverage Owner knowledge base on operations (technology, best practices, etc), acquisitions, markets, partners for Revera portfolio of managers (if applicable);
- Uphold and promote the organization’s values and philosophy relating particularly to ethics, morality, and integrity as set out in Brighton’s Code of Conduct; and
- To complete other duties as assigned.
Required Education, Credentials and Experience:
- Undergraduate degree required; MBA and/or CFA designation a plus;
- 6+ years of experience in financial services, investor relations, or financial analysis;
- Strong communication, presentation and relationship building skills;
- Exceptional interpersonal, stakeholder management, and communication skills (both verbal and written) are required;
- Extensive knowledge of the industry, portfolio, and markets;
- Good judgement, ability to take the initiative, be proactive and make decisions with minimal supervision;
- Client focus and detail orientated with a strong ability to multi-task and work well under pressure;
- Ability to understand the financial models, understand assumption drivers, and manipulate sensitivities for accurate and pertinent responses to inquiries/internal information requests; and
- Motivated team player, able to successfully interact with multiple teams. Positive attitude and a desire to help others.
